Challenges and opportunities in affordable housing at India

   On 25th June 2015 Indian government launched Pradhan Mantri Awas Yojana Urban (PMAY) Mission which intends to provide housing for all in urban areas by year 2022 on celebration of 75th Independence Day, and this mission provides central assistance to the implementing agencies through UTs (Union Territories) and CNAs (Central Nodal Agencies) for providing houses to all eligible families who are beneficiaries against the validated demand for houses for about 1.12 cr, and of course this big project has faced with many challenges and opportunities to be succeed, so in this article we will try to present it and bring it up for discussion to know how to solve it and benefit from it.

Affordable housing challenges for Pradhan Mantri Awas Yojana Urban (PMAY):

-        Population increase: Population increase leads to increasing demand for homes, as those residents need to establish their own homes and start their families, and they may move from one town to another for work or marriage.

-        Widespread poverty: Widespread poverty among people leads to limited options available for low income groups (LIG), which lead them to poor lives and leads to more spread of random areas in urban cities.

-        The difficulty of innovation: It's easy to have innovation in architectures of buildings if we build few numbers of houses, but when we need to build multiple whole neighborhoods on a large scale to cover the needs of individuals, it will be so difficult for engineers and designers to innovate more unique designs for new homes, and this will result similar housing models and the new neighborhoods will lose its own design identity.

-        Upgrading the infrastructure: Providing affordable housing does not depend only on the need for land and building on it, but also on the need for residential places to provide the necessary public facilities for it, communication lines, electricity, gas, water, etc.

The opportunities of affordable housing for Pradhan Mantri Awas Yojana Urban (PMAY):

-        Government support: the support which government offers it via Pradhan Mantri Awas Yojana Urban (PMAY) Mission It provides more opportunities with regard to housing projects with lower prices that are suitable for low income people.

-        Partnership between the public and private sectors: as a result of diversity of stakeholders in implementation of affordable housing projects as central government, UTs (Union Territories), CNAs (Central Nodal Agencies), construction companies, financial institutions and engineering offices, so that give more opportunities to expand and achieve more benefits for public and private sectors, where the private sector play main role in planning, designing, develop the projects, sales and marketing, and the public sector can determine schedule and tax values and support the cost of home ownership.

 

    So we need to All sectors of work and community groups joined together and raise people's awareness of the importance of the project of Pradhan Mantri Awas Yojana Urban (PMAY) to the future of India and the new generations of Indian, Otherwise, without this, we will not be able to implement anything in the reality.
